Park City Market Report

QUARTER 1 • 2026

Summary of Major Areas

1st Quarter Snapshot

April 2026 – The greater Park City real estate market opened 2026 with a split personality. Single-family home sales surged forward with impressive momentum, transactions up 14% and total volume up 9% from Q1 2025, while the condominium market hit the brakes hard, posting steep declines in both units sold and total volume. Below the headline numbers, however, the story is more nuanced: prices held firm or rose in most areas, and the broader rolling 12-month data (April 2025 through March 2026) tells a much more stable, even optimistic tale. If Q1 felt like a mixed bag, context reveals a market that remains fundamentally healthy.

PARK CITY — The Park City real estate market closed out 2025 with a historic performance, posting $5.75 billion in total sales volume. According to the year-end report from the Park City Board of Realtors, the figure marks the second-highest volume in the market’s history, trailing only the peak seen during the COVID-19 era.

The data suggests a return to pre-pandemic equilibrium, characterized by steady transaction volumes and exceptional strength in pricing. Despite a typical holiday slowdown in December, the overall 2025 market demonstrated a robust recovery from recent volatility.

Price Appreciation Drives Volume

The surge in dollar volume was largely fueled by rising property values rather than a spike in the number of homes sold.…

Engel Voelkers Park City

Park City Market Report Q3 2023.

With inventories returning to a more normal pre-Covid level, and competition for available properties still running strong despite record high mortgage interest rates, third quarter sales totals for single family homes in Summit and Wasatch counties were 46% higher than in second quarter, but the longer lens of year-over-year change showed sales dropped 25% while prices remained steady to up slightly. The median home sale price in the PCMLS primary market area increased just $10,000 for the year ending 9/30/23 vs. the same period ending 9/30/22. The quarterly increase in sales volume presages the direction consumers should expect to see in both prices and sales volume in the year ahead. This decrease in local…
